Locate the Deal (0-10%)
Role: Identifying high-potential properties and negotiating favorable terms.
Responsibility: The deal must be sourced, negotiated, and secured under contract. This includes conducting market research, networking with industry professionals, and ensuring the property meets our investment criteria.
Equity Allocation: Up to 10%
Buy Box Criteria:
Asset Class: Class B Multifamily
Location: Within a 75-mile radius of Indianapolis, focusing on markets with strong population growth, job opportunities, and economic stability.
Property Size: 25-150 units per property
Asset Age: Built between 1980 and 2015
Occupancy Rate: Minimum 50% occupancy at the time of acquisition
Value-Add Potential: Opportunities for rent growth through property improvements such as unit renovations, amenity upgrades, and operational efficiencies
Target Purchase Price: $1.5M - $10M per property
Target Cap Rate: 7% - 10% at purchase
Target IRR (Internal Rate of Return): 12% - 25%
Hold Period: 5-7 years
Target Markets: Cities and suburbs within the specified radius with favorable demographic trends, job growth, and diversified economies
Bring the Capital or Equity to the Project (0-30%)
Role: Providing the financial resources necessary to fund the investment.
Responsibility: Investing capital or securing equity to back the project.
Equity Allocation: Up to 30%
Boots on the Ground (0-40%)
Role: Managing the day-to-day operations and execution of the investment strategy.
Responsibility: Overseeing property renovations, coordinating with contractors, and ensuring operational efficiency.
Equity Allocation: Up to 40%
Asset Management (0-40%)
Role: Managing the property post-acquisition to maximize returns.
Responsibility: Monitoring financial performance, making strategic decisions, and managing the overall portfolio.
Equity Allocation: Up to 40%

This strategic, narrow focus allows us to maximize equity creation, ensuring sustainable growth and value for our investors.
